Your and your BHHS Sales Associate meet at your local BHHS office for a “Buyer Consultation” to focus your search by analyzing what you want and need in a home.

Mortgage Approval
Your BHHS Sales Associate introduces you to the BHHS Platinum Service Manager - the mortgage expert on your BHHS Team - who can help you determine your price range with confidence.

Introduction to BHHS Preferred Services
The BHHS Preferred Services Program connects you to our approved affiliates for financing, home inspection, homeowners insurance and title insurance to simplify your home purchase.

View Homes
You and your BHHS Sales Associate tour available homes that meet your criteria. He or she helps you evaluate their relative merits and their true market value and also notifies you whenever new homes, matching your criteria, emerge on the market.

Make an Offer
When you’re ready, your BHHS Sales Associate presents an offer to the seller’s agent, along with the standard deposit. The seller/s are informed, then will decide and either accept or counter to begin negotiations.

Reach Agreement
With your BHHS Sales Associate by your side, serving as a skilled negotiator, you and the seller agree on price and terms, including closing/settlement date.

Contract of Sale
Your down payment is placed in a Trust Account as specified in your contract of sale. In New Jersey, an attorney review period, of at least, 3 days is mandatory.

Schedule Home Appraisal
Your BHHS Sales Associate arranges for the home appraisal which is required whenever a home is financed.

Schedule Home Inspection
Pest inspections and any others are scheduled as required/desired by the buyer. Should any concerns arrive, your BHHS Sales Associate will help you and the seller resolve them.

Insurance and Title
Your BHHS Sales Associate can facilitate your title policy through a BHHS Title Affiliate and coordinate your Homeowners Insurance policy through a network approved Insurance Agency.

Home Protection Plan
Your BHHS Sales Associate explains the benefits of a Home Protection Plan, with its full year of coverage on specified major systems and appliances in your new home.

Closing Confirmations
You confirm the date and location of closing/settlement with your BHHS Sales Associate and your attorney. Your title agent confirms your title and the placement of your homeowners insurance policy.

Home Connections
You can facilitate a wide array of services for your newly purchased home. Everything from utilities to moving services can be provided through your BHHS Preferred Services Network.

Closing Costs
Receive final closing/settlement cost from your attorney or lender.

The Final Walk-Through
At a time scheduled by your BHHS Sales Associate, you look everywhere inside and around the home yourself. Be sure that everything that’s supposed to be there is present and in the condition you expected, with nothing unwanted left behind.

At the Closing/Settlement
You sign the mortgage and other documents.
You agree on adjustments for miscellaneous items (taxes, heating oil, etc.)
The seller is paid and you receive your title
(or deed) and keys.
